Many buyers hold Preliminary contracts for the purchase of property in Bulgaria, but either lost contact with their lawyers or face difficulties contacting their developer. Our completion service is a mix of legal work (performed by highly reputable law firm, which never acted on behalf of any developer) and the time-consuming technical and specialist work like visiting your development, talks with developers , verifying compliance of building works with law, snagging on a continuous basis etc. Some developers do not present truthfull information to the buyers , knowing that they are thousands of miles away , having no time to control everything by themselves.
Case: A client who was purchasing an apartment in Bansko turned to First Bulgaria with request to verify the developer's information that his apartment was completed, his furniture was installed and the final payment was due. After visiting the development and his particular apartment it turned out that this was not true.
The client was informed ,including with detailed snag report about the real status of his property. On our advice he instructed his/our completion lawyers to contact the developer and inform them that no funds will be transfered to their account until the property reaches satisfactory condition as per his Preliminary contract. It took 3 months , 3 visits (all producing a snag report) and numerous contacts between First Bulgaria, our completion lawyers and the developer, before the client was advised that his property is in satisfactory condition and the final payment can be done. During this time our lawyers have been preparing all necessary documents for transfer and once the property was ready to the standards required and the final payment was done they quckly moved to signing the Notary deeds.
We are also ready to extend help to buyers , who started their purchase in developments and faced problems with their developers (insolvency etc). We shall be glad to extend our specialist completion service including legal support and act on their behalf in Bulgaria.
