The Bulgarian Black sea coast is divided geographically by Emine cape (the end of the Balkan range)  into Northern and Southern one. While Varna is the best known property hotspot and center of the Northern Black sea coast, Sunny Beach and St. Vlas, which has entered the international real estate listings as desirable property destinations are part of the rapidly developing Southern Black Sea coastal area. Numerous smaller coastal towns and villages are sprinkled along the shores North and South from the second largest port of Bourgas.  Ravda village (5 km. from Sunny beach) with its exceptional white sands or Sozopol with its unraveled old town atmosphere of 19 c. fisherman’s settlement are becoming the target for property acquisitions at prices lower than Varna.  To find a property there at more affordable prices is still possible and local authorities are becoming more cautious not to allow overcrowding. New off-plan developments are smaller, with some of them unparalleled like one in Sozopol under construction on the cliffs over the sea – something you can see elsewhere only on the Amalfi coast in Italy.

Southern Black Sea coastal area property prices are now rising at an annual rate of 26%  following the general market trend, but they are still considered as more affordable than those around Varna.

An additional advantage of the area is its warmer sea (1-3 degrees than in the North) and longer period with temperatures higher than 20 C. One of the rare attractions is sea fishing in autumn when local fishermen chase Black sea small tuna with hundreds of boats in the sea. Tens of villages and small towns like Kiten, Pomorie, Aheloy, Sinemorets, Primorsko etc. are now experiencing the first waves of British and Irish property hunters who are racing to find affordably priced property for investment purposes.
