 WHY BULGARIA 
 
 There are a number of reasons, which make Bulgaria desirable property destination. The combination of both general and specific factors drove thousands of Britons and Irish to this emerging property market. Continental Europeans are following closely – mostly from Belgium, Holland, Germany and other misty places.  
Top positive general factors for Bulgaria are:  
1.      Bulgaria joined the European Union in 2007.
2.      Communications with Bulgaria are improving rapidly and visibly. There are at least 5 daily flights only from the UK, with budget airlines starting to operate regularly at the end of 2005. Heavy investment is allocated for the major airports – Sofia, Varna and Bourgas. They are expected to provide European quality soon.  Telecommunications are affordable with ADSL broadband (512 K - 2 MB) offered at competitive rates now almost everywhere in the country by the Bulgarian telecommunications company (BTC).   
3.      Bulgaria is NATO member, taking advantage of its allied status with respect to its external security.  
4.      The Back Sea coast offers 220 km (140 miles) of unspoiled sandy beaches.  
5.      The Bulgarian mountains offer at least 4 months of snow retention in the ski resorts, which make the white winter holidays even more desirable for those who come from the snowless Isles or the Atlantic shores of Europe (Belgium, Holland, etc.)  
6.      Bulgarian currency is pegged to the Euro by law at a fixed rate. There are no currency fluctuations due to local economic developments.   
7.      Bulgarian economy is growing steadily for the 7-th consecutive year now with 4,5-6% per annum. Growth is expected to continue.    
8.      Property prices are currently one of the lowest in Europe rising at an annual rate of between 15-28%, but property is still considered very affordable.  
9.      The cost of living is very reasonable with no perspective to rise sharply in the short or medium term.  
       In general – Bulgaria is a good place to consider for investment , living,  entertainment and leisure.   
         
     Presently, two groups of foreigners are buying real estate in Bulgaria. The third – the largest, which flooded France and Spain is still to come.   
 
I.    Individual and corporate investors in property  
     Small individual foreign investors in Bulgarian property represent the bulk of property buyers in Bulgaria.  Some invest intending to immediately cash in when the property prices rise to their portfolio targets. Others rely on mixed schemes to increase ROI (appreciation + letting). Both groups buy mostly off-plan developments or newly built houses and apartments.   
 
II.  Small individual investors in Bulgarian property, who relocate for some reason.  
    This group comprises of people, who already visited and experienced Bulgaria – healthy climate, hospitable and friendly people, affordable prices and a lot more. Many, who lived in overcrowded environments, in houses with a patch of green in the backyard find Bulgarian countryside houses with 800 – 2000 sq. meter gardens the perfect place to retire and enjoy sunshine and gardening. Plus, living for more than 183 days a year abroad in many countries makes tax bills at home look differently.   
 
III.  Individual investors in Bulgarian property, who buy second - holiday home.  
     The market is now welcoming the first explorers from this large group, which has not yet embarked massively on  Bulgarian shores. Some experts predict they will be coming in thousands with the budget airlines starting to fly to Bulgaria in  2007.
