II. Services provided free of charge
This group of services supports the buyer in the selection, acquisition, property transaction and initial setting up of their property in Bulgaria.
They can be customised to our clients' circumstances and include but are not limited to:
* Expert advice in the selection process: Due to the complexity of the larger developments, very often it's not easy to get acquainted with their details and specific features only from a couple of 3-D images.
* Seemless reservation of property: We apply simple and straightforward procedure for reservation of any chosen property, including an option for direct
online reservation. Our holding deposit rates (reservation fees) are one of
the lowest in the market.
* V.I.P. inspection trips: fully refundable on purchase. We organise only customised , individual inspection (viewing) trips at a highly competitive price at time of your convenience.
If you decide to travel on your own and inspect the property yourself or with one of our staff, we'll refund £ 250 for a studio purchase, £ 400 for one bedroom purchase , £ 600 for two bedroom purchase and £ 1000 for a larger property.
* Legal support: We provide our clients with the necessary legal support on request. A list of highly reputable British based and Bulgarian international law firms with experience in Bulgarian proeprty law is provided, should they need legal advice in the purchase process. These lawyers act on behalf of the client only.
* Full sales support, including regular construction updates , events information and alerts: We act as the clients' point of contact in London whenever they decide to get latest information about the construction progress of their property or the whole development. We provide local information from the site, specific details and additional support . Our commitment does not end with the exchange of contracts , we continue to support the client throughout the whole deal , which sometimes takes 12-18 months to complete (the moment he/she receives the keys).
* Assistance for raising Bulgarian or UK mortgage: If a client decides to finance his property purchase with a mortgage we shall be happy to liaise with mortgage providers in the UK or Bulgaria.
* Home insurance.: We help our clients to arrange home insurance with international insurance companies operating in Bulgaria.
